Discussion:
Welcomed new appointee Kevin Connelly and discussed appointment renewals. Gary Ludwig, Susan Crowley and Blake Auchincloss all indicated a request to be re-appointed.
80 Beal Street – discussed the final RFQ, response dates and goals.
The Board of Trustees discussed the Town’s position of the 40B Subsidized Housing Inventory (SHI) count presently above (10%), however logged in at (7.1% ) as of April 1, 2010 by DHCD. There is a decision on record by the Hingham ZBA denying a 40B application on Ward Street that includes one of its reasons for denial being that the (10%)-SHI threshold has been met.
The ZBA is the permit granting authority to approve or deny any 40B application presented in the Town of Hingham. The Board did not have this decision available for examination. We will
request a copy and discuss further in future meetings.
8:00 PM Old Derby Street presentation for preliminary discussions around a proposal to create (12) units of affordable housing on a (1.45) acre parcel. Requested more information relating to sewer vs. septic, final unit count, open space intentions, entrance landscape and qualification of unit types for handicapped with corresponding parking layouts. In addition, we requested a more detailed pro-forma for operations and tenant selection criteria.
Lincoln School Apartments: Discussed status of operations. Reported on HAP Contract status.
Discussed property tax allocation between land and buildings based on Deed reported by Lane Partridge. Will discuss further with LSA Board and report back.
Updated trustees about progress with Father Bills/ MainSpring Veterans house on Fort Hill Street.

Motion to approve invoice for Town Counsel relating to 80 Beal Street closing work.
