7:00 PMReview Architectural Plans for CVS
Present for the Applicant: Frank Marinelli, Attorney; Paul Beck, Gershman, Brown Crowley, Developers; and Kevin Patton, BKA architects.
Mr. Marinelli noted that per the Site Plan review condition for 405 Lincoln Street, "The Applicant shall return with revised building elevations, including the proposed placement of interpretive panels, for review and approval by the Planning Board."
Architect Kevin Patton presented the elevations for the new building, (dated November 4, 2009)and explained how they reflected the input that he had received over the past several weeks from individual Board members. In summary, Board members expressed satisfaction with the proposed elevation, and indicated that the applicant had met this condition for provisional approval.
Board Member Susan Murphy joined the hearing at this time.
7:45 PMContinued Selection of Proposed Zoning Articles for 2011 TM
Board members continued to review a long list of amendments to the zoning by-law to be considered for inclusion on the 2010 Town Meeting warrant. At the end of the meeting, a list of eleven articles were identified for inclusion, with an additional 3-4 left to discuss at the Board meeting.

TD Bank Meeting Update
Gary and Paul met with representatives from TD Bank on Friday November 6 to review their latest plans for the bank proposed for the Weber Dodge site at 405 Lincoln Street. They will be submitting an application soon.
280 North Street
This is an application for a Special Permit A1 to construct a single-family home on a 25,018 lot in the Flood Plain and Watershed Protection District on North Street. Per Section III-C (8) of the Zoning By-Law, the ZBA shall refer this application the Planning Board for review and comment. The Con Com recently denied this project on the basis that it was in the Flood Plain, and the By-Law clearly states that you cannot build a new dwelling in the Flood Plain, but the Applicant's attorney has decided to proceed with the ZBA hearing (which is this Thursday, November 19). In summary, the Board recommended that the ZBA support the Conservation Commission's denial of the project.
Minutes
The Board voted to approve the Minutes of October 26, 2009.
Next Meetings: November 23, and December 3
The Meeting was adjourned at 10:30 PM
Respectfully Submitted,
Katharine Lacy
